Please note: We are planning for a September move in date, with staggered move ins during the month to accommodate 40 families moving in to one building. This date is subject to change as we are still in the construction phase and some key systems for the building are being worked on.

Our properties are mixed income affordable housing projects. This means there are different levels of affordability, from well below market to market rent. If you see rental rates that seem similar to regular apartments on the market, this is why. This creates a financially sustainable project which is also inclusive of more members of the community.

Our aim is to match up residents with a rental that ensures they are paying no more than 30-33% of their income to rent.

All members of the household must be a Canadian citizen, have Permanent Resident Status, or Landed Immigrant Status. 

  • Must be a Canadian bank account holder.

  • At least 1 person in your household must be 19 years of age and older.

  • No member of the household owes money to any social housing provider.

  • You must be able to live independently, and make your own arrangements for support services.

Due to the sheer volume of applications we receive, we will only be able to contact residents selected for the interview process.

If your application is short-listed, you may be required to fill out an additional application form that includes information not on this application.

Current Availabilities:

We are accepting applications for Shaw Road Phase One. Shaw Road has studio, one bedroom, two bedroom and three bedroom units.

Our building is a mixed income model and thus has three levels for our rent based on the market rent numbers as determined by Canada Mortgage and Housing Corporation.

Please note as the Sunshine Coast Affordable Housing Society is not a government agency and does not receive operational funding, we unfortunately are not able to offer rent subsidies.

Important information

Do I have to be low-income to apply?

No, due to the mix of units we have we cater to multiple different income levels. From teachers to paramedics, seniors to service workers, our housing is designed to help working families and retired seniors find long term sustainable housing.

How will I be contacted?

We will reach out to those who have completed the application and have been shortlisted by our selection committee. Those selected will have an interview with the committee. You will be expected to bring up to date financial documents as well as a list of references to be contacted.

Are the rents geared to income?

No. Our current properties are funded mainly through a mortgage that our organization takes out and uses the rents to pay. We aim to keep the rents as affordable as possible, but as our mortgage is fixed we must ensure that our rents are fixed as well so we can meet our financial obligations.

Is this an Assisted Living Community?

No. This property is designated for independent residents and does not provide onsite assistance for day-to-day living.

Is tenant insurance necessary?

Yes, the Sunshine Coast Affordable Housing Society will require all residents to have renter’s insurance that covers personal belongings and general liability proof of active insurance is required.

How is parking determined?

At most of our projects have limited assigned parking, parking spots will be assigned via a lottery and limited to one per unit.
